"While looking for a roofing company who could add intake ventilation to our new home, Shawn and Tyler were the obvious choice as not only were they helpful throughout the entire process, but the work they did on our new roof is top notch! We could not be happier with our new roof and will defiantly recommend to any and all friends and family who need similar services."

TPO & Modified Bitumen

The Right System for Your Commercial Property

TPO and Modified Bitumen are two of the leading systems for commercial flat and low-slope roofs. While both offer incredible protection, they have distinct advantages. McPeek Construction Services will help you select the ideal system based on your property's specific needs, budget, and long-term goals.

Exceptional Durability & Longevity: Both systems are built to last for decades. TPO's single-ply membrane resists punctures and features heat-welded seams for a watertight seal. Modified Bitumen offers a robust, multi-ply construction that is ideal for roofs with heavy equipment or regular foot traffic.

Engineered for Ohio's Climate: We install systems designed to handle the demanding Ohio Valley weather. TPO's flexibility and seamless welds provide superior protection against heavy rain, while the robust nature of Modified Bitumen is excellent at handling the stress of our freeze-thaw cycles.

Options for Efficiency or High Traffic: We help you match the material to your needs. Choose TPO for its highly reflective white surface that can lower your summer energy bills. Select Modified Bitumen for its unmatched toughness in high-traffic areas that require extreme puncture and abrasion resistance.

Service Highlights

TPO Commercial Roofing

TPO offers excellent energy efficiency due to its reflective surface, combined with heat-welded seams that create a monolithic, leak-resistant membrane. Our installations are detailed to manage water effectively and endure the Ohio Valley's summer heat and winter ice.

Modified Bitumen Roofing

Modified Bitumen's multi-ply construction provides redundant layers of waterproofing and superior impact resistance. It is the ideal choice for roofs with heavy equipment or regular foot traffic, built to withstand Ohio's temperature swings and severe weather.

Commercial Roof Asset Management

Treat your roof as a managed asset, not a surprise liability. We provide complete lifecycle planning and maintenance scheduling to help you budget for future needs, prioritize repairs, and maximize your return on investment, all while keeping your warranty intact.

Applications

Which System is Right for Your Roof?

The choice between TPO and Modified Bitumen often depends on how your roof is used. Both are excellent systems, but they excel in different situations, and the McPeek Construction Services team can help you decide.

🔗 For High-Traffic vs. Low-Traffic Roofs

For roofs with heavy equipment and regular maintenance foot traffic, the multi-ply toughness of Modified Bitumen offers superior puncture and abrasion resistance. For standard, low-traffic roofs, TPO is a very durable option, and we can install designated walkway pads for protection.

🔗 For Complex Roofs with Many Penetrations

Both systems excel at sealing around vents, pipes, and drains. We can expertly form Modified Bitumen for a durable, waterproof seal. With TPO, we use heat-welding to create custom flashing and boots that result in a seamless, monolithic barrier against leaks.

🔗 For Energy Efficiency or Extreme Toughness

Your priority can guide the choice. If lowering cooling costs is your main goal, TPO's white, reflective surface provides unmatched energy efficiency. If your roof demands the absolute maximum in durability against punctures and heavy use, the multi-ply build of Modified Bitumen is the top choice.

FAQ's

Frequently Asked
Questions

We've provided answers to many of our most frequently asked questions. Have a different question for our team? We're happy to help! Just send us an email at smcpeek@mcpeekcs.com.

Is torch-down roofing safe in Ohio?

Yes, when installed by certified professionals following strict safety protocols. However, for many projects, we now prefer to use safer, modern application methods. These include cold-process adhesives or self-adhering membranes that provide an equally strong bond without the need for an open flame on your property.

How is TPO attached to the roof deck?

TPO can be installed using several methods. It can be mechanically fastened, where plates and screws secure it to the deck; fully adhered, using a strong bonding adhesive for a smooth finish; or ballasted, where the membrane is held down by a layer of gravel. We'll recommend the best method for your specific building and budget.

Is a Modified Bitumen roof energy efficient?

A standard black Modified Bitumen roof is not naturally energy efficient. However, we can improve its performance in two ways: by installing a version with factory-applied reflective "cool roof" granules, or by applying a specialized reflective coating after installation. Both options help reduce heat absorption and lower cooling costs.
